That's why it goes without question these days that real estate appraisal can definitely be considered a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's primary obligation is to their client. Generally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Appraisers have certain duties of confidentiality to their clients, plus strict rules and regulations to which we must adhere. So, as a homeowner, if you would like a copy of the appraisal document, you generally should obtain it from your lender.

Other responsibilities include numerical accuracy depending on the assignment's nature, acquiring and maintaining an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor. In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, both buyers and sellers, or others. Those third parties normally are spelled out in scope of the appraisal assignment itself. An appraiser's fiduciary duty is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must store their work files for a minimum of five years - at Miller Appraisal Services, LLC you can rest assured that we abide by that rule.
